Its core offering includes independent living units, serviced apartments, and aged care facilities — all on the same campus — so residents can stay as their health needs change. It is one of the largest retirement village operators in New Zealand by number of villages.

Summerset makes money primarily by selling long-term occupancy rights to residents, who pay a large upfront sum to move in. The company also earns ongoing fees for care and services, and collects a share of the sale price when a resident leaves — called a deferred management fee. It operates across New Zealand and has begun expanding into Australia. Its competitive position comes from owning the land and buildings it operates, creating a capital-intensive barrier to entry. The main risk is that rising construction costs and higher interest rates can squeeze margins and slow the pace of new village development, which is the primary growth engine.
